The prep that shows
What the camerafinds first.
Listing photos are shot bright: every light on, every blind open, often several exposures blended into one. That works for the home and against anything left out. Clutter, a dark fixture or a stray cord the eye skips over in person becomes the sharpest thing in the frame.
Light is most of the job. Replace burnt-out bulbs a week ahead, not the night before, and match color temperature within each room. On the day, every light goes on, ceiling fans go off, blinds open all the way.
Declutter past what feels natural. The camera flattens depth, so a lived-in counter reads as a busy one. Two or three intentional items per surface is the rule the list uses.
The front is the first photo. Cars off the driveway, garage doors closed, bins and hoses hidden, and the lawn mowed a day or two before, not that morning.

How far ahead should a seller start preparing for listing photos?
About a week. Anything that needs a contractor, a booked service or drying time (bulbs, carpet or window cleaning, the lawn service, touch-up paint) happens five to seven days out. The deep clean and staging happen the day before, and the morning of the shoot is a short final pass.
What should a seller not do before a listing photo shoot?
Book contractors or deliveries for the same day, mow the morning of the shoot (fresh clippings track everywhere), leave cars in the driveway or in front of the house, or leave bulb replacement to the last minute. One dark fixture shows in every photo of that room.
Should the seller be home during the photo shoot?
It is easier if they are not. Every room gets photographed, so anyone at home ends up moving from room to room ahead of the camera. Sellers who step out and take the pets with them make for a quicker shoot.
Do vacant homes need photo prep too?
Yes, a shorter list. The utilities need to stay on so every light works, the final clean should come after the last contractor, and leftovers like paint cans, boxes and stray hangers need one last sweep. With nothing else in the room, the camera finds whatever is left.
How do I prepare a house for twilight photos?
Test every exterior fixture at dusk about a week ahead, so there is time to replace bulbs, including landscape and pool lights. On the day, someone needs to be there to turn on the exterior lights before dusk and leave the interior lights on: glowing windows are what make the shot.
How do I send the checklist to my seller?
Fill in the note (the seller's name, email, the address, the shoot date and your arrival time, and any instructions of your own), then press Email to seller. Your mail app opens with the whole list in the message. You can also copy it as text, print it, or download it as a file.
