  • Agent’s take = list price × listing-side rate × split, minus per-deal fees
  • Share of the take = package cost ÷ agent’s take
  • Break-even lift = package cost ÷ list price
  • Repayment lift = package cost ÷ (listing-side rate × split)

With the example the tool opens on, a $450,000 list price, a 2.5% listing-side rate, a 70% split and a $300 package: the agent’s take is $7,875, so the package is 3.8% of it. A sale price $300 higher, 0.07% of list, covers the package. Paid by the agent, it takes a sale price $17,143 higher (3.8% of list) to repay it in commission alone.

The model looks at the listing side only, before tax. Brokerage caps and referral fees are left out; add them to the per-deal fees if you want them counted.

Is professional real estate photography worth it?

That depends on the listing, and no calculator can promise an outcome. This one shows what the package costs against the agent's side of the deal, and how small a change in sale price would cover it. Weigh that against what you know about the property and the market.

Who pays for listing photos?

It depends on the listing agreement. The agent may pay for photography as a marketing cost, or it may be billed to the seller. Use the Who pays switch: the agent view adds the share of the agent's take and the lift that repays the agent in commission.

How is the break-even lift calculated?

Package cost divided by the list price. It is the change in sale price, as a share of list, that equals the whole cost of the package.

Why is the agent's repayment lift so much bigger?

The agent keeps only part of each extra dollar: the listing-side rate times their split. At 2.5% and a 70% split that is 1.75 cents per dollar, so the sale price has to rise much more than the package cost before the agent's commission alone covers it.

Does this calculator predict a higher sale price or a faster sale?

No. It does arithmetic on the numbers you enter. It does not model buyer behaviour, days on market or sale price, and the research quoted on this page reports what buyers, sellers and agents said, not price outcomes.
